The Cascades

Encompassing a 2-block area across from the 24-acre Cascades Park, The Cascades mixed-use project in Tallahassee, Florida is a vibrant live work play experience.

The development includes a seven-story total precast AC Marriott hotel, an eight-story total precast apartment tower with 161 market-rate apartments, and a precast parking deck. The Cascades is projected to generate a total of $354 million in economic impact for the City of Tallahassee.

Produced by Metromont’s Bartow, Florida manufacturing facility, both the AC Marriott Hotel and the apartment tower utilize Metromont’s proprietary MetroDeck total precast system. Metromont produced 95,757 square feet of total precast for the 154-room hotel and 388,317 square feet of total precast for the apartment tower. The interior face of the exterior walls and MetroDeck ceilings of both structures are exposed concrete for an industrial loft style look. Metromont’s Bartow plant also produced 62,689 square feet of structural precast for the parking deck. Total precast was selected for the hotel because of its versatility, low maintenance, and savings in cost and construction schedule. Total precast for the apartment was selected for its cost effectiveness, high-end finishes and low-maintenance cost and on time scheduling.

The exterior walls of the hotel feature insulated load bearing panels with integral colored concrete and thin brick facade, sandblast finish, reveals, and recesses. Precast balconies are provided at each level. The parking garage features a rooftop amenity level with precast framed pool.
